Selling a home here in Rapid City, Black Hawk, Piedmont, Spearfish, Hot Springs, Sturgis, or any other area means a comprehensive plan must be in place. Here are 40 ways that I serve and help all of my clients. If you select me as your listing agent, I will:
Communication and Follow-Up
- Contact you as often as you would like to report the progress on your home and to discuss any marketing strategy.
- Follow up to any phone call or email withing 24 hours (most times, within 2 hours.)
- Follow up immediately to any showing feedback via HomeFeedback.com.
- Call you at least once a week to update you- even if nothing new has happened.
Seller’s Counseling Interview
- Conduct thorough research on sales prices of comparable homes to create a free CMA (Comparative Market Analysis) report to assist in determining an appropriate price for your home.
- Schedule a convenient time to present you with the CMA, walk you through the reasoning for the price that we came up with, and answer any questions you may have.
- Schedule a convenient time to show you our Listing Presentation that walks you through all of the technology and strategies that we use to sell your home faster. This presentation can be done at the same time as the CMA.
- Tour your home and make suggestions to enhance your home for the marketplace.
- Arrange for a “home staging” service to prepare your home for maximum appeal, if desired.
- Develop a list of features and benefits of your home for agents and buyers.
Listing Your Home
- Take as many high-quality, wide angle, high resolution digital photos as possible of the interior and exterior of your home for your listing.
- Submit your photos and listing to the MLS the day we sign the paperwork.
- Submit your home to any other applicable MLS system.
- Submit your home to our 15+ websites that we participate in. We will complete this within a week of listing your home.
- Install a professional sign, lockbox, and flyer box on your property along with a sign advertising your Single Property Sites Website.
- Place an Indoor Flyer Box in your house for prospective buyer to take a more detailed flyer on your house that will also include an aerial map of your property, a full detail data sheet, the Bill of Sale, the Seller’s Property Disclosure, and any other applicable paperwork.
Advertising and Promoting your Home
- Publicize your home on 15+ websites including: DaveJones.biz, KahlerInc.com, Realtor.com, SPS.com, HomeandBusinessOnline.com, PrudentialProperties.com, BHMLS.com, Trulia.com, Vast.com, CLRSearch.com, Zillow.com, GoogleBase.com, Yahoo.com, FrontDoor.com, and Oodle.com.
- Post your home on our personal website- www.davejones.biz -with a full, detailed description, internet links, and all of your property photos.
- Receive a Web ID for direct access through Yahoo! Real Estate, the #1 online portal, placing your home among top search results as a “Featured Home”, containing additional photos, property information, and direct agent contact information.
- Create a virtual tour through Single Property Sites and make it available to the public on the internet. We will also put a sign in your yard with the web address for the virtual tour along with putting the virtual tour on all flyers.
- Prepare full-color property flyers and place them in a flyer box in front of your home and keep it full at all times.
- Hand out copies of your listing flyer to our professional sales staff for their potential buyers.
- Do an Agent Caravan with all of the agents in our firm to tour your home and create additional “buzz” about your property and to solicit their feedback on suggestions to enhance the marketability of your home.
- Advertise your home in the Home and Business magazine until we have it sold.
- Conduct an Open House every 4-6 weeks.
- Pre-qualify buyers prior to me showing them your home, if desired.
- Arrange showings of your home that work in conjunction with your schedule.
- Tailor the sale of your home to the area of your property and to each of its individual features.
Negotiations
- Follow up with all other agents who show your home to their clients through HomeFeedback.com. Their feedback will be emailed directly to you the moment that they fill it out.
- Help you understand the various methods of financing that your buyers may want to use.
- Represent you during the presentation of all contract offers, and negotiate the best possible price and terms on your home.
- Provide a Net Sheet with all offers on your home, helping you to accurately project your net proceeds from each offer, if desired.
- Use my CNE (Certified Negotiation Expert) designation to negotiate on your behalf to receive the most money for your property and home.
Escrow and Closing Period
- Deliver a copy of ALL transaction forms for your records.
- Work closely with a professional Transaction Coordinator to ensure a smooth transaction.
- Arrange all inspections and be present at your home while they occur.
- Go over all inspection reports with you and provide you with a copy.
- Stay in contact with the buyer’s agent during the escrow process and keep you informed of all updates.
- Be with you when you sign the final papers, and arrange for you to receive your final check.
- Send “Change of Address” postcards to a list of people that you give us
