Buying a home will typically be the largest single transaction of anyone’s life. Having the right representation in home buying process will help protect your interests. Having expertise in the local real estate market can help assure that you are making the right decision. As your buyers agent I will help you select the right property, negotiate on your behalf in order to get the best possible price for your new home, and help you throughout the home buying process.

Our "Buyer Services" Commitments

Communication and Follow-Up

  1. Contact you as often as you would like to report any new information related to your home purchase or current market conditions
  2. Follow up to any phone call or email within 24 hours (usually within 2 hours)

Buyer's Counseling Interview

  1. Meet with you in person to assess your situation.  Determine an overall strategy for your home purchase that includes details of:
  2. Overview of current market conditions and how they affect you.
  3. Overview of financing options available to you, and the pros and cons of each.
  4. Loan officer recommendations to assist with your financing pre-qualification if you have not already done so.
  5. Timing your home purchase with the sale of your existing home (if applicable).
  6. Desired home criteria - location, price range, size, age, amenities, etc. to determine which are homes fitting to your criteria.

Finding Homes

  1. Provide you with recent comparable sales for your desired area, so you can better understand local market conditions, if desired.
  2. Set up an automatic search that instantly emails you qualifying homes, once they hit the market or have had a price change.
  3. Watch the market closely and call you each time a qualifying property is listed, if desired.
  4. Preview qualifying homes to select the best ones for you to see, if desired.
  5. Share your home criteria with all of the agents at Prudential Kahler Realtors, and other top agents in the area who may know of such a home that may be listed soon.

Showing Homes

  1. Make ourselves available to show property according to your schedule.
  2. Show qualifying homes regardless of the listing agent or company (including new home subdivisions, if desired).
  3. Show qualifying homes throught out Rapid City and the surrounding Black Hills and plains area.
  4. Show you as many or as few qualifying homes as you want to see.
  5. Help you evaluate homes appropriately, by assessing all aspects of the home, its location and price, to determine the best one for you and your family.
  6. Research school, demographics, and other statistics for the area that you are considering, if desired.  I will prepare all statistics found in a Community Report that will compare the community that you are coming from to the community that you are looking to moving to.

Negotiations

  1. Review comparable sales data a second time before writing an offer, so you know that you aren't offering too much.
  2. Personally speak with the listing agents of the top qualifying homes that you are considering to learn more about the sellers' motivation, time frame, and willingness to negotiate.
  3. Explain all of the pertinent information in the "Purchase Agreement" form, to you know what you are offering.
  4. Write an offer that allows you to secure the home at the lowest possible price and with the most agreeable terms to you, and present that offer in person whenever possible.
  5. Use my Certified Negotiation Expert (CNE) designation to help powerfully, effectively, and persuasively negotiate on your behalf to get the best possible price for your new home.

Escrow Period

  1. Go over all transaction paperwork and answer any questions you may have.
  2. Work closely with a professional Transaction Coordinator to ensure a smooth transaction, if desired.
  3. Conduct a thorough inspection of the property prior to the closing to disclose every relevant item for you to be aware of.
  4. Stay in contact with the seller's agent during the escrow period and keep you informed of all updates.
  5. Stay in contact with all other third-parties to the transaction (loan officers, transaction coordinators, escrow officers and assistants, appraisers, inspectors, etc.) to make sure that no deadlines are missed.
  6. Arrange all inspections and be present at the home while they occur, if desired.
  7. Deliver a copy of all transaction forms for your records

Closing

  1. Be with you when you sign the final papers, to answer any questions you might have.
  2. Personally hand-deliver your new keys to you.
  3. Send change-of-address postcards to a list of people you give us.
  4. Walk you through the entire home buying process from beginning to end.
